Technical Disclosure, Liability, and Conditional Authorization Statement

All valuation analyses and opinions rendered by our firm are derived exclusively from empirically verifiable, publicly accessible, and objectively ascertainable property information, including but not limited to municipal records, MLS data, and physically observable characteristics of the subject property. Our evaluative methodology expressly excludes, disclaims reliance upon, solicitation of, or engagement with any appraisal reports and/or any form of valuation report generated by independent valuation or appraisal entities, and no express or implied authorization exists permitting our review or consideration of such materials absent the conditions set forth herein.

In the event that any such appraisal or independent valuation report is transmitted to our firm, whether inadvertently, negligently, or without requisite authorization, we shall abstain from any examination, analysis, or utilization of its contents and shall effectuate its immediate and irrevocable deletion. By transmitting property-related information or documentation to our firm, the sender — including, without limitation, mortgage brokers, agents, or their representatives — represents, warrants, and covenants that such submission is devoid of any confidential appraisal or independent valuation reports, and acknowledges full and sole responsibility and liability for the propriety, accuracy, and lawfulness of the transmitted information, including any breach of confidentiality, privacy, or intended-use restrictions, and agrees to indemnify, defend, and hold harmless our firm from and against any claims, losses, damages, or liabilities arising therefrom.

Notwithstanding the foregoing, in the event that our firm is provided with express written consent by the client of the report and/or is formally designated as an authorized user of the report, either directly or indirectly, our firm may thereafter review, examine, and utilize the contents of the report solely in accordance with the conditions, guidelines, and intended use restrictions stipulated by the client of the report and in compliance with the Code of Professional Ethics and the Standards of Professional Appraisal Practice of the Appraisal Institute of Canada (AIC) and the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP). Any such review or reliance shall be strictly confined to the scope of the express authorization granted and shall not extend beyond the parameters defined by the client or AIC guidelines.
